中国地质大学长城学院本科毕业论文题目房地产行业融资问题研究院别经济学院专业会计学学生姓名徐心学号013130743指导教师尹庆职称讲师2017年4月30日摘要对于我国的经济发展来说，房地产作为重要的发展项目，已经在我国的市场经济发展中占据一定的重要地位。房地产的发展大力促进了我国社会经济的发展。我国房地产的特点是必须有大量的资金作为发展的支持，这就说明房地产是属于资金密集型的企业。所以，对于房地产行业的可持续性发展的前提就是扩大融资的渠道，这是迅速发展房地产行业的基础，也是最主要的一个工作。但是，作为房地产企业的经营者，不能盲目的使用融资方法，必须前提是考虑这种融资的方式是不是适合本身的产业发展。结合集资企业的好处和坏处，合理选择适合自身房地产行业发展的集资手段。现在，我国的房地产行业存在一定的风险，我国的市场经济迅猛发展，各行各业都开始有了很大的发展途径，竞争越来越激烈。所以，房地产行业风险逐渐增加，现在，个别地方的房价上涨的非常快，这样导致房地产有了很大的开发规模和投资金额。针对这种情况，我国开始出台相关政策来有效的对房地产开发进行监督，所以，现在最主要的就是怎么扩大融资的渠道，这是对房地产开发最重要的事情。关键词：房地产企业；企业融资：创新融资ABSTRACTThe real estate industry is one of pillar industries in our country,and its healthy development ofour country plays an important role in the development of national economy.And the real estateindustry is a capital-intensive industry,thus effectively solve the financing problem is one of theimportant conditions to promote its healthy development.Real estate enterprises solve thefinancing problem,must consider the cost of the various financing channels and the advantagesand disadvantages,combining with the status of the enterprise's external capital markets,according to the national financial policy,bank reform direction,the system of issuing stocks,corporate bonds,etc.,choose the most suitable for enterprise's financing channels.With thehigh-speed development of economy in recent years,real estate investment appeared signs ofoverheating,the risk of real estate industry began to increase,including increased financial risk,local commercial housing price increases quickly,real estate development scale,the fastinvestment growth of all development.Therefore,countries also began to strengthen thespecification of the real estate industry,especially the supervision and management of real estatefinance.Under the new policy,the situation,the real estate enterprises should be how to carry outthe enterprise financing activities,is now the most urgent problem for real estate.Key words:Real estate enterprise;Corporate finance;Innovative financing
